Project Description

Midtown Alexandria Station is a contemporary high-rise condominium in old town Alexandria, VA. This expansive 17-story building was built in 2007 and features 368 condominiums, available as studio, one bedroom or two-bedroom units over a broad range of floor plan layouts and sizes.

The concrete balconies had significantly large cracks around the post-installed balcony railing posts and near the edges and corners of the balconies. Large cracks have caused several large concrete pieces to separate and fall off in several balconies causing big safety hazards for the residents of the building.

Kline Engineering and Consulting was retained to perform a comprehensive condition assessment to evaluate the failing concrete, identify the critical locations, and to work with the owner to develop a phased repair and maintenance procedure to repair the balconies.
